Fully fenced, 1,200 m² of grounds, six to eight beds inside. You book the whole estate for your group alone — your rooms, your meetings, no one else. When you book, you book the whole house.

Aeron chairs and 4K monitors for everyone, a shared projector, a quiet call-booth, fast internet with a real backup line. Fit for a week of serious work, not just for the photo.

Villa Kavala is a small German real-estate company that put its own money into this one house. We are not a fund or a hotel chain. We built a house we'd want to rent ourselves.
We took our time picking the property. We wanted real quiet, real space, and a location that doesn't try to entertain you. Nea Karya gave us all three.

Why Kavala — and not Mykonos, Mallorca or Lisbon?+
Mainland Greece, less tourist pressure, more quiet per Euro. KVA airport is ten minutes by car. Summer direct flights from Germany (incl. DUS via Lufthansa). And the property sits on a real field, not in a beach village.
What about the sea?+
Ten minutes by car. There's a pool-bar at the coast we like. The house itself doesn't sit on the water — that's on purpose: quiet at the door, sea when you want it.
What does it cost?+
Rates are shared when booking opens in Q4 2026. Registered NRW startups have a separate rate.
Can I book it alone, or only as a team?+
Both. You always book the whole house — for one person, for six, for eight. Your group alone, no one else.
What's included, what's extra?+
Clean house, linens, key handover and the workspace are included. A cook, a driver, a yoga coach or the full concierge bundle — all on request. You configure what you need.
What about visas for non-EU members?+
Greece offers a digital-nomad visa and short-stay options. For stays beyond the Schengen short-stay limit we coordinate with local immigration counsel. Not legal advice — your own jurisdiction still matters.
What if construction is delayed?+
Renovation begins Q3 2026. If Spring 2027 slips, no one on the waitlist is charged and everyone hears it from us immediately. The dates are on the record.
Is this an investment opportunity?+
No. We rent out a house, that's all — financed from equity, not split into shares.
